• Review and interpret by-laws

• Inform owners of council decisions

• Mail monthly financials and bank statements as directed by the Strata Council
• Provide a Welcome package to new owners as instructed by Strata Council

Record Keeping

• Maintain list of owners, tenants, and council members
• Obtain and keep on file a copy of strata plan and unit entitlement filed with Land Title Office (Ltd)
• Rules and by-laws
• Minutes of Council meetings and general meetings
• Financial records, bank statements
• Correspondence
• Maintenance, contracts and warrantees
• Contracts with vendors and service providers

Services

• Issue information certificates
• File amendments and changes with LTO
• Negotiate and arrange contracts for services as directed by the Strata    Council
• Take minutes at council and general meetings
• Write letters and other communications as directed by the Strata Council

Insurance

• Seek competitive bids as directed by Strata Council
• Arrange for insurance coverage as directed by the Strata Council
• Assist in handling claims

Financial Management

• Assist the Strata Council to prepare an operating budget
• Manage the collection and deposit of fees
• Manage pre-authorized debits and post-dated cheques
• Maintain history of payments
• Review and pay all invoices
• Provide Monthly statements to the Strata Council

Maintenance

• Obtain competitive quotes and prices for work when needed
• Arrange contracts with service providers and contractors on behalf of the Strata Council
• Manage service contracts
• Provide advice and guidance to the Strata Council in relation to work done for the Strata Corporation
• provide access to "In-house" Maintenance Contractor when requested
